Without This 4 Documents, Please Don't Buy That Land

It is true that one of the  best investments is investing in Landed properties as it never depreciates instead appreciates.

However, one has to be very careful in order not to fall into the hands of fraudsters or rather, land grabbers ( commonly called Omonile in Southern Nigeria) who are well known for selling lands that does not belong to them.

There are four documents you and possibly your lawyer(s) sees and verifies before making payments for any landed property so as to protect your investment.

See the Four Important documents below.

Mode of payment:

Most land grabbers (Omonile) prefers cash payment however the major problem associated with this mode of payment is that it is untraceable when issues arises later.

Pleases insist on payment via bank transfer, cheque and ensure that there are witnesses to the transaction.

A Family Receipt:

After you have made payments, it is very important that you are issued an official family receipt this way, you are sure of dealing with right family or authorized representative.

The receipt should bear the family name, date of purchase, location of the land, amount paid in ful and family address.

Deed of Assignment or Conveyance:

This important document shows the history of how the land has change hand over time till the present owner. This legal instrument must include the names of the members of the family who sold the land, family head and at least a principal witness.

It is very important that the document is duly signed and stamped by the concerned parties.

A Valid Survey Plan:

This is one of the first document you must see before going further with any negotiation as it shows if the land has been designated for government in the future.

Survey plan shows all the beacon numbers, plan number, the name of the qualified surveyor , the year the land was surveyed with proof of lodgment of the red copy to the office of Survey-General Summarily. With out this, you might out-rightly lose the property.
